Carbon Building – Reading county & family courts
Dawn Consultants M&E is supporting the refurbishment and conversion of the Carbon Building and adjoining Grade II-listed Highbridge House into new accommodation for Reading County and Family Courts.
The project will provide 10 courtrooms together with associated judicial, staff and support accommodation within the existing buildings.
Dawn's involvement supports the commissioning and technical assurance process through the delivery, testing, validation and handover stages.

Whittington House
Dawn Consultants M&E is providing Commissioning Management services for the refurbishment of Whittington House, a major commercial office redevelopment at 19–30 Alfred Place in central London.
The project will deliver approximately 74,800 sq ft of Grade A workspace, incorporating upgraded building services, Cat A office accommodation, new roof terraces, enhanced end-of-journey facilities and significant infrastructure improvements.
Dawn's involvement supports the structured management and technical assurance of the commissioning process through testing, integration, validation and handover.

Dawn Consultants M&E is providing Commissioning Management services for the Lexden & Steyne Road regeneration in Acton.
The development will deliver 188 new homes across three buildings, including 71 Passivhaus-designed homes for older residents, alongside new community facilities and significant improvements to the surrounding public realm.
Dawn is supporting the project through the commissioning, testing, integration, validation and handover of the building-services installations.

Civic & Heritage | Independent Commissioning Management
Dawn Consultants is providing Independent Commissioning Management services as part of the major refurbishment of Watford Town Hall.
The project is transforming the historic Town Hall into a modern civic and community destination, incorporating new cultural, commercial and public-facing facilities while retaining and enhancing the building's important heritage characteristics.

Sky Labs Studio - Osterley
A major new innovation centre located at Sky's UK headquarters in Osterley, designed to provide a highly collaborative and flexible working environment.
The three-storey development incorporates modern building-services infrastructure within an innovative workplace designed around open-plan working, natural light and sustainability.
We provided commissioning expertise supporting the testing, coordination, validation and successful handover of the building-services installations.

19 Cornwall Street - Birmingham
Major refurbishment of 19 Cornwall Street in Birmingham's Colmore Business District.
The project transformed an existing 1990s building into approximately 139,000 sq ft of Grade A, smart-enabled commercial workspace, incorporating a complete replacement of the MEP services and an all-electric building-services strategy.
The completed development achieved BREEAM Excellent, EPC A and a 5-star NABERS UK Design for Performance rating, demonstrating a strong focus on building performance and operational energy efficiency.
Status: Completed

Soho Theatre
Provided Commissioning Management services for the restoration and transformation of the Grade II* listed former EMD/Granada Cinema into Soho Theatre Walthamstow.
The landmark 1930s building has been transformed into a 960-seat multi-purpose cultural venue, combining the restoration of significant historic features with modern building services and performance facilities.
We supported the commissioning process through the testing, coordination, validation and handover of the building-services installations.

2 Gresham Street
A major refurbishment of approximately 185,000 sq ft of commercial office space in the heart of the City of London.
The project incorporated extensive M&E upgrades alongside Cat A office refurbishment, structural alterations, new passenger lifts, remodelled entrances and enhanced rooftop amenities.
Provided commissioning expertise supporting the testing, validation and successful completion of the building-services installations.

Dawn Consultants provided Independent Commissioning Management services for the delivery and completion of the new Oak Wards facility at Milton Keynes University Hospital.

Kestral Way - Secondary SEN School
Dawn Consultants M&E has been appointed to provide Commissioning Management services for the new £23.6m Kestrel Way Secondary SEN School in Luton.
The development will provide a purpose-built specialist education facility for up to 112 pupils, incorporating 14 teaching spaces, a hydrotherapy pool and specialist support facilities.
Dawn will support the project through a structured commissioning process from strategy and planning through to testing, integration, validation and handover.

Burnside School PRU - Chingford
Dawn Consultants M&E has been appointed to provide Commissioning Management services for the £16.2m regeneration of Burnside Secondary Pupil Referral Unit in Chingford.
The phased development will deliver new specialist teaching, sports and support facilities while the existing school remains operational.
Dawn's commissioning approach supports the project from design and pre-construction through installation, testing, integration, validation and handover.
